They are basically structured the same however in Louisiana you need some key elements.
A seller or donor in the case of a donation.
A buyer or done in the case of a donation.

The legal language that conveys the property is generally something of the following:

This is language generally associated with cash warranty deeds that transfer the rights of another in a property to another person. You will see that the language itself states that the Seller is conveying to the other party all rights. This is a special type of power and when dealing with land that is an incredible right.
When I file a deed into the Clerk of Court, it goes into the Public Record of that area. Whether you live in a Parish or a County. From there that deed will go to your local tax assessor for purposes of changing the name of the owner of that property. After all of that, you will be sent a tax notice IF and only IF you are not homesteaded in paying property taxes.
